Midland & the Tri-Cities

The local market, explained plainly

Real estate is local. Here's how the Midland-area market actually works, what the neighborhoods are like, and the numbers that matter — sourced and dated, never guessed.

Neighborhoods & areas

The Tri-Cities cover a lot of ground, and each area trades off price, space, and commute differently. A quick orientation:

Midland

Home to Dow's headquarters, a walkable downtown, the Tridge, and Dow Gardens. A mix of established tree-lined neighborhoods and newer construction on the edges of town.

Bay City

A Saginaw River town with historic architecture, a revitalizing downtown, and generally lower price points than central Midland. Popular with first-time buyers.

Saginaw

The largest of the Tri-Cities, with a wide range of neighborhoods and price points and a long industrial history. Variety is the theme here.

Surrounding townships

Sanford, Coleman, Auburn, and the rural townships offer more land and acreage. Wells, septic, and longer commutes are part of the trade-off.
